many realtors speak of a marketing plan. The ultimate goal of a marketing plan is to bring as many potential “qualified”
buyers through the property as possible. In a balanced or slower market, advertising needs to be aimed at the broadest possible
base. In a fast market, timing is a critical issue. But in all markets, being knowledgeable and proactive about marketing

At an initial
meeting, we inspect your property and get to know your circumstances and objectives. We then prepare a detailed analysis that
will show you recent sales, current inventory and market trends. We will provide
an opinion of the anticipated sales price, shown within a range. We will propose a strategy for marketing your property:
Home Staging. Presentation is always
critical. Selling a property is quite different from living in it. Once you list your home, it becomes a “product”. Our goal – and yours – is to make your “product” appealing
to the widest possible base of qualified buyers. We will make recommendations to stage your home for the showing process.
We work with you to create a space that buyers can mentally move into, room by room.
For out-of-town sellers and for vacant houses, we have a resource for “staging”. Just a few items well
placed can change the look and feel of an otherwise empty house.
Marketing. will include open houses
in conjunction with advertising in the newspaper, as well as a broad range of target marketing and a strong presence on the
Web.
Marketing Brochures. We believe that
in presenting the property for sale, it is not only the house that is important to the buyer. Neighborhood amenities, nearby
schools, parks, shopping and transportation are also vitally important. We make a special point of including, along with a
full description of the property and its attributes, a "life style" page that will provide detailed information of the amenities
in your neighborhood.
Seller Home Inspection. Eventually a buyer is going to conduct an inspection on your home. You may as well know what they are going
to find, by getting there first. Have a listing inspection performed ahead of time & be prepared!
o A listing inspection permits a clean home inspection report to be used as a marketing
tool. The report can help the seller realistically price the home if problems
exist. But better than that, the report can help the seller substantiate a higher asking price if problems DON’T
exist or have been CORRECTED.
o A seller inspection reveals problems ahead of time which and removes over-inflated
buyer procured estimates from the negotiation table.
